Overall my family enjoyed our stay, but a few things kept it from being top-notch. We had 44 people at our peak in July; I doubt this house would work for us in winter. Pros The view is incredible, and the porch was essential for a group this size. Between the kitchen and extra tables from the living room, we seated about 36 (20 indoors, 16 out). The Reserve beach was a highlight — private access made it easy. The lodge's salt pool was excellent, with a slide and splash pad. The kitchen has a crockpot, two griddles and service for about 20-30. There's a washer/dryer and a Roku TV on each floor (all signed out of streaming services), and we liked the common areas and the patch of grass for cornhole. Cons Beds. "Comfortably sleeps 45" isn't accurate — it comfortably sleeps 35, and up to 45 only if people share beds and take pull-outs. The listing says twin beds in the loft, but both the upper floor of the main house and the family room above the garage have full-sized pull-outs with 4" spring mattresses that were genuinely unsleepable. We had to bring two queen air mattresses. The three basement futons were also very uncomfortable and had no sheets or pillows; we put teenagers on them. Bathrooms. At least one shower drain was clogged and needed cleaning to drain. Not enough towels for 45, and nowhere near enough hot water — showers in the main house went cold fast, so we had to rotate. Shampoo and body wash ran out around day 3 of 5, and toilet paper lasted 3–4 days before we bought our own. Kitchen. The upper oven never baked right. The griddles are great but so high-powered they repeatedly tripped breakers, and the outlets by the oven simply don't work — we had to ration what ran on the island outlets. Not nearly enough plates or cups; silverware was almost enough. Not nearly enough counter or seating for a large group, even with the 2 janky picnic tables outside. Other. We found staples in the carpet in several spots — they hurt, and I hope we removed them all. The pool table is badly unlevel (we shimmed it as best we could) and has damaged pockets with staples sticking out; I cut myself retrieving a ball. Suggestions With 44 people reserved, stocking extra paper towels, toilet paper and towels is a must. Saying you can house 45 but not providing 45 plates/cups etc, is frustrating. Update your listing to be more accurate on the comfortable sleep count. Also, even though there's a community hot tub, one on the premises would be great. We won't book a place without one next time.
